Welcome to Dwelfy. These terms and conditions ("Terms") govern your use of the Dwelfy website and services operated by Dwelfy ("we", "us", or "our"). By accessing or using our platform, you agree to be bound by these Terms.

All property information displayed on this platform is provided for informational purposes only. While we strive to ensure accuracy, we make no representations or warranties about the completeness, accuracy, or reliability of any property listings, valuations, or investment calculations.
3. Investment Risk Disclaimer
Property investment carries inherent risks. Past performance is not indicative of future results. All ROI calculations and yield estimates are theoretical and should not be relied upon as guarantees of actual returns. Users should conduct their own due diligence and seek professional financial advice before making any investment decisions.
4. User Accounts
Users are responsible for maintaining the confidentiality of their account credentials. You agree to notify us immediately of any unauthorised use of your account. We reserve the right to suspend or terminate accounts that violate these Terms.
5. Acceptable Use
Users agree not to use the platform for any unlawful purposes or in any way that could damage, disable, or impair the service. You must not scrape, crawl, or systematically extract data from the platform without written permission.
6. Subscriptions and Payments
Paid subscriptions are billed in advance on a monthly or yearly basis. All payments are processed securely through Stripe. You may cancel your subscription at any time from your account settings. Cancellations take effect at the end of the current billing period.
7. Privacy
Your use of our services is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal data in accordance with UK GDPR.
8. Third-Party Links
Our platform may contain links to third-party websites or services. We are not responsible for the content, privacy policies, or practices of any third-party sites. Accessing them is at your own risk.
9. Nature of the Service
Dwelfy is a property research and analysis tool. We aggregate publicly available listings and government open data (HM Land Registry, EPC, Article 4) to help users analyse the UK residential market. Dwelfy is not an estate agent, not a financial adviser, not authorised by the Financial Conduct Authority, and not a regulated investment service. Information presented constitutes neither legal, tax, nor financial advice. Users are responsible for verifying any figure against the underlying public source and for ensuring their own activities comply with applicable law (including, where relevant, planning, money-laundering, and landlord-tenant legislation).
10. Limitation of Liability
To the maximum extent permitted by applicable law, Dwelfy's total liability to you for any claims arising from or related to the use of the service shall not exceed the total amount paid by you to Dwelfy in the 12 months preceding the claim. Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.
11. Account Termination
You may close your account at any time by contacting us at hello@dwelfy.co.uk. Upon termination, your right to use the service ceases immediately. We will retain your data in accordance with our Privacy Policy and applicable legal requirements.
12. Complaints
If you have a complaint about our service, please contact us at hello@dwelfy.co.uk. We aim to acknowledge complaints within 2 business days and resolve them within 14 business days.
13. Changes to Terms
We reserve the right to modify these Terms at any time. Material changes will be notified via email or a prominent notice on the platform at least 14 days before taking effect. Continued use of the service after changes constitutes acceptance.
14. Public Sector Data Attribution
Dwelfy surfaces data from UK government open datasets to power the deal scorer, EPC ratings, floor area estimates, and recently-sold comparables. Where this data is shown, the following attributions apply:
- Sold-price comparables are sourced from HM Land Registry Price Paid Data, used under the Open Government Licence v3.0. Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.
- Energy Performance Certificate (EPC) ratings and floor-area information are sourced from the Energy Performance of Buildings Register, published by the Ministry of Housing, Communities & Local Government, used under the Open Government Licence v3.0.
- Article 4 designations are sourced from individual local-authority planning datasets, each used under the Open Government Licence v3.0 or equivalent.
Public-sector data is provided "as is". Dwelfy does not guarantee its accuracy, completeness, or currency, and you should verify any figure against the underlying public source before making investment decisions. Dwelfy is not a Crown body and is not endorsed by HM Land Registry or any government department.
15. Governing Law
These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
